Yes, sometimes. It depends on their policy.  Traffic Tickets are Misdemeanor C offenses.  


 Most apartments don't do this but some do.  I've also seen 7 incidents where apartments consider, what you might consider to be a traffic offense, as a Criminal matter. These include:

  1. DWI or Driving While Intoxicated by an Adult
  2. Reckless Driving
  3. Speeding (over 15 miles over the limit)
  4. Leaving a child in a vehicle
  5. Possession of alcoholic beverage in a motor vehicle
  6. Driving under the influence of alcohol by a minor
  7. Failure to Stop after a minor accident

The Occupant Status is only available at approx. one-third of apartment complexes. The problem is it is designed only for financial issues, not criminal issues.



I used this status to place a soldier's wife while he went to Iraq. She had a broken lease and her husband had great rental history.  It worked then because both the Lease Holder (Soldier) and the Occupant (his wife) had no criminal history.

In addition, it only works when the lease holder can qualify (income wise) for the apartment without any funds from the occupant.

Usually, with a criminal issue, Occupant Status just doesn't work.

The risk is you might get caught.  Apartments Evict when someone rents under another parties name.



So in the example that you rent under your parent's name, and you are caught, imagine how your parents would react if they have an $7,000 Debt placed on their credit report. And you have to go to the trouble AND expense of finding a new place - fast.

One of the secrets that most locators won't tell you (those who suggest renting under another person's name) is that apartments often give away or give significant reductions in rent to police or deputies who are "Courtesy Officers or Security Officers" for the complex. Many of the Apartment Managers ask these Courtesy Officers to "run license tags" at night to identify people in the complex who shouldn't be there.

So if the Courtesy Officer comes up with a 2010 Mustang belonging to a John D. Doe and their is no John D. Doe as a Tenant - they've got you.  They usually give you 24 hours to clear out or perhaps toss you from the property immediately and threaten to arrest you for Criminal Trespassing if you come back to retrieve your things.  Then they evict the leaseholder (your parents/family/friends who "did you a favor").
