Why does John at 24x7 Apartment Find (or AptFindMisdemeanors.com) give a Rebate?
I give a Rebate because it is just good business. I know you are more likely to get back to me and tell me to bill the apartments if you have "some skin in the game".
I know my major value is in the service I provide. But the way my business is, I can deliver great service and then not know you have moved in. I then can't feed my family.
The apartments only pay me when you list me on the Guest Card and on the Lease Application PLUS you have to call me with the Complex Name, Unit Number, and Move-In Date. Most apartments will no longer provide locators with this information so they can bill - we have to get the information from our clients.
I want to give you a reason to report back to me. I am running a business and I know the best way to get you to report the move in is to give you a Rebate Check.
In addition, it is great advertising. The best advertising I can get is a satisfied client.
To start my service, complete a FIND MY TX APT FORM at my site: www.AptFindMisdemeanors.com.
It's a FREE Service plus you will get a Rebate when the apartments pay me.

Yes, sometimes. It depends on their policy. Traffic Tickets are Misdemeanor C offenses.
Most apartments don't do this but some do. I've also seen 7 incidents where apartments consider, what you might consider to be a traffic offense, as a Criminal matter. These include:

Can just my spouse/partner be a lease holder and can I be an occupant (non-lease holder)?
Can just my spouse/partner be a lease holder and can I be an occupant?
The Occupant Status is only available at approx. one-third of apartment complexes. The problem is it is designed only for financial issues, not criminal issues.
I used this status to place a soldier's wife while he went to Iraq. She had a broken lease and her husband had great rental history. It worked then because both the Lease Holder (Soldier) and the Occupant (his wife) had no criminal history.
In addition, it only works when the lease holder can qualify (income wise) for the apartment without any funds from the occupant.
Usually, with a criminal issue, Occupant Status just doesn't work.
But if you want to know what your options are, go to my site: www.AptFindMisdemeanors.com and complete a FIND MY TX APT FORM.

Should I just rent under a friend or family member name? Or what's the Risk in Renting Like That?
What's the Risk in Renting under a Friend or Family Member's Name?
The risk is you might get caught. Apartments Evict when someone rents under another parties name.
So in the example that you rent under your parent's name, and you are caught, imagine how your parents would react if they have an $7,000 Debt placed on their credit report. And you have to go to the trouble AND expense of finding a new place - fast.
One of the secrets that most locators won't tell you (those who suggest renting under another person's name) is that apartments often give away or give significant reductions in rent to police or deputies who are "Courtesy Officers or Security Officers" for the complex. Many of the Apartment Managers ask these Courtesy Officers to "run license tags" at night to identify people in the complex who shouldn't be there.
So if the Courtesy Officer comes up with a 2010 Mustang belonging to a John D. Doe and their is no John D. Doe as a Tenant - they've got you. They usually give you 24 hours to clear out or perhaps toss you from the property immediately and threaten to arrest you for Criminal Trespassing if you come back to retrieve your things. Then they evict the leaseholder (your parents/family/friends who "did you a favor").
What a way to ruin a Relationship. Better to rent honestly. Just go to my site: www.AptFindMisdemeanors.com and complete a FIND MY TX APT FORM to get started with my Free Service.

Once a Deferred Misdemeanor Probation Ends Successfully - You Have More Options
That's right because only a limited amount of places will take you while you are on Probation. More will take you now.
And it is possible, that we can find you a nicer place or even a nicer place for less money.
Very often, Specials which may not been available when you had your deferred are now open to you. So you won't need a suitcase full of money to move. Of course it depends on the Misdemeanor Charge and how the probation ended.

How To Run Your Credit Report for Free - Check to see if you have a Broken Lease or Eviction
How to Check to see if you have a Broken Lease or Eviction by Running Your Credit for FREE
Once you are my client, I may ask you to run your Credit Report. Here's why...
My ability to help you find an apartment that will deal with your charges greatly depends on your rental history. If you think you have a broken lease and/or an eviction, I need for you to complete these 6 steps - below.
Many of my clients think they have an eviction or a broken lease and they don't. If we tell the apartment you do, when you don't, it may result in a much higher deposit for you.
First Go to: www.AnnualCreditReport.com - the site the govt requires the Credit Agencies to give you a report free once per year -
First Go to: www.AnnualCreditReport.com - the site the govt requires the Credit Agencies to give you a report free once per year -
- This normally takes 20 minutes to an hour
- The site will ask you about 6 questions to verify "you are you". Like "did you ever live at this address" or "was this ever your phone".
- When presented with extra charge offers, like Credit Scores or ID Theft protection, SAY NO.
- When asked what credit agency to check - check all 3 (you will then cycle through all 3). It is possible something is on one and not another.
- Evictions are listed as civil JUDGMENTS and Broken Leases are listed as COLLECTIONS with either the name of the apt or management company in the reference.
- Email me with dates, amounts, of your credit report so we can figure a way to get by the issues. DO NOT E-MAIL ME YOUR REPORT.

Definitions: Pending Misdemeanor, Deferred Misdemeanor, and Misdemeanor Conviction
There are 3 terms I use that you might not know exactly what I mean unless I define them - any of these can cause you to be rejected at certain apartments.
PENDING MISDEMEANOR
Also called a Misdemeanor Charge. Or Active Misdemeanor Charge. This is an arrest where my client hasn't gone to court or accepted a Plea deal. The criminal charge is open. Only a very few complexes will deal with this because if you are convicted, you might be jailed and thus wouldn't be able to pay your rent.
DEFERRED MISDEMEANOR
Also called a Deferred Adjudication for a Misdemeanor or a Adjudication Withheld for a Misdemeanor (depending on the State). This is a situation where you are offered Probation and after a period of time (usually 6 months, 12 months, or 24 months), if probation is finished Successfully and all fees are paid, the Misdemeanor is either DISMISSED or DISCHARGED.
MISDEMEANOR CONVICTION
When the Judge says your sentence, whether you receive 3 days in jail or straight Probation and Fined you have been typically been convicted. Some apartments will no longer consider applicants with certain convictions for a period of time (including forever).
For further definitions, see your attorney. But when I use these terms, this is what I'm trying to convey to you.

Can You Get Me Approved With My Misdemeanor?
Can You Get Me Approved With My Misdemeanor? That's the #1 Question I get.
I wouldn't be in business for 5+ years if the answer was No. But let me qualify that, it really depends on the entire case.
Most of my clients have several issues or requirements for their next apartment. The following are some examples.
I guess what I am saying is that if you are flexible, I can find you a place. If you can't be flexible, I'll try but it is possible there won't be any choices if you have more than a few specific needs.
But we won't know until you fill out a FIND MY TX APT FORM at my site: www.AptFindMisdemeanors.com. It's a Free Service. Don't let anything hold you back!

How can the Apartments Reject Me? Why do apartments in Texas have such Strict Misdemeanor Rules?
How can the Apartments Reject Me for my Misdemeanor? Why do apartments in Texas have such Strict Misdemeanor Rules?
Criminal Issues are not protected under Federal Discrimination Guidelines. Apartments can and do reject people based on criminal issues. You need a Apartment Criminal Specialist to show you where to go for your next complex.
Apartments are in the business of renting to Tenants who will keep the property in good order and won't cause issues for the other tenants. Insurance rates are high are make up a significant portion of the Apartment property expenses. The value of the complex depends on the complex itself depends on the treatment of the property by the Tenants and Apartment Staff.
Apartments make business decisions about Tenants based on Credit, Income, Past History, Employment, Rental History, and Criminal. Some complexes find that some people with certain charges create a "risk" that the complex is not willing to take. It is just that simple. The apartments pick the risks they are willing to take.
It's their property and their right - as long as they are treating all applicants the same, it is allowed by law.

Apartment Rules For Misdemeanors - Some Examples
Apartment Rules For Misdemeanors - How do you "get past the rules" and get me accepted?
There are rules and thankfully different complexes have different rules. Chances are, we can find you a place in the price range and area you want who will accept you. But I play by their rules - I know their rules and I know which places are for you.
I NEVER SUGGEST YOU LIE OR USE SOMEONE ELSE'S NAME.
Some of the common rules include:

The Top 15 Most Difficult
Misdemeanors to place in Texas (but those we have placed are):
Below are a summary of all the misdemeanors we normally work with. I did want to outline the Top 10 Most Difficult because these Top 15, although they are "solvable" usually result in fewer options for our clients; this list is not in order of difficulty:
Class C Misdemeanors
Class C misdemeanors are considered the least serious type of Texas criminal offense. A traffic offense is a common Class C misdemeanor. Apartments can and sometimes will, decline for these offenses. Some other Class C offenses include:

Minor in possession of alcohol
Minor in possession of tobacco
Class B Misdemeanors
Almost all apartments will review and will decline Class B misdemeanors unless they are older than that specific property cares about. They are considered more serious than Class C misdemeanors and the many (but not all apts) are concerned when someone has a Misdemeanor B. Examples are:

The apartment you can qualify for depends on several factors. Here are the top 5 items:
- Price Range (the nicer places are a bit more expensive)
- Location (the area of town plays a major role in the quality of the complex)
- Misdemeanor "Crime & Time" (the charge and the length of time since the charge is very important).
- Rental History Issues (do you have a broken lease or eviction or are you a First Time Renter)
- Job and Income (job stability and your Gross Income or the income before taxes is important)
I can help most of my clients rent. Just go to www.AptFindMisdemeanors.com and start my service with a FIND MY TX APT FORM.

Why would I want to use AptFindMisdemeanors.com rather than another apartment finder?
Why would I want to use John at AptFindMisdemeanors.com rather than another locator?
SPECIALIST:
I'm a Criminal Issues Specialist. If you had Heart Problems, you would want to go see a Cardiac Specialist rather than a Family Doctor. I am the "cardiac specialist" of Criminal Issues. I know of no one else in Texas who specializes in this line of work for all 4 large Texas metros!
EXPERIENCE:
I have placed hundreds of clients with Misdemeanors and Felonies; my felony site is AptFindFelons. I have over 5 years of service to clients just like you!
RESEARCH:
I realized that many times, people don't remember the exact charge, misdemeanor type, or date of conviction. Too often, life is in a turmoil at this time and your attorney and the prosecuting attorney may have "changed" the charge to a more lenient one. So I run a criminal background check on all my clients; most locators don't do this. The misdemeanor class and the exact date MATTERS and can bite you if you don't run a criminal report.
PROVEN PROCESS:
As a specialist, I see cases like yours everyday. I talk to the apt complexes for issues like yours on a daily or weekly basis. The process I have designed works. The fact that I check with all apartments you are interested in works. I get you the contact, pricing, availability, summary of the apartment criminal policies, and communicate this via TEXT MESSAGE and EMAIL in a timely basis.

My spouse/partner has a felony but I have a misdemeanor, can we use your AptFindMisdemeanors.com Service
My spouse/partner has a felony but I
have a misdemeanor, can we use your service?
For years now, my AptFindFelons.com clients have told me that I helped them break free of the second jail they've faced - the difficulty in getting a nice apartment after their felony. I designed the AptFindFelons site to ask the questions necessary to place someone with a felony.
Anyone who has someone in their family with a Felony Charge, Deferred Felony, Pending Felony, or Felony Conviction should use the AptFindFelons site - and not the AptFindMisdemeanors.com site.
Just use the www.aptfindfelons.com menu item FIND MY TX APT FORM to get started with that service.
What does the AptFindMisdemeanors.com Service cost and how do you get paid
My service is Free to you; the apartments pay my bill. However,
I need to feed my family.
I spend hours on each case and I need to be compensated for my time and expertise - just like you want to be paid for your work!
I need you to promise me to put my name down AND to email or call me back when you lease or I can't work for you. I will need the complex name, unit number, and move-in date; apartments can't tell me this - most consider it a violation of your privacy.
As a reward to you for getting back to me, and helping me bill the complex, when the apartment property pays my bill, I will send you a check as a "thank you". It is a portion of my commissions and if you lease for a year, it can be quite sizable, but the amount depends on the length of the lease and the commission rate the apartment pays.
Most clients tell me that I save them from $50 to $500 in lost application fees. Some complexes pay their bills at 30 days from when you most in but most pay at 90 days (they want to make sure you remain at the property and pay your rent on time for at least 3 months).

How to Start the AptFindMisdemeanors.com Free Service
STEP ONE: go to www.AptFindMisdemeanors.com and complete a FIND MY TX APT FORM (on the menu).
I specialize in placing people with Criminal Issues and have been doing so EXCLUSIVELY for 5 years. I have placed hundreds of clients with Misdemeanors and Felonies; my felony site is AptFindFelons.
In doing so, I realized that many times, people don't remember the exact charge, misdemeanor type, or date of conviction. Too often, life is in a turmoil at this time and your attorney and the prosecuting attorney may have "changed" the charge to a more lenient one.
So I run a criminal background check on all my clients; for this I need your written authorization. That is why I require a FIND MY TX APT FORM that can be accessed from my site: www.AptFindMisdemeanor.com as the 2nd menu item (on a PC).

That is one of the differences in my service. I know when your conviction was and I know whether it was a Misdemeanor A, Misdemeanor B, or Misdemeanor C. I also attempt to answer all FIND MY TX APT FORM requests by the next day at Noon; I know your time is valuable.
I send you detailed instructions that you MUST follow. I'm about 90% sure I have given you a valid list but I ALWAYS VERIFY YOUR CHOICES by calling the apartment. Criminal Policies change all the time.

I also outline the 12-steps for finding an apartment on my site. You can see the PDF by clicking here.
If you are dealing with another apartment finder who is trying to place you without running a criminal background check, chances are you have lost one or two application fees.
Before clients call me, many have been burned by trusting the apartment leasing agents. Many are new and they don't know the policies and some receive bonuses based on leasing a unit or even running an application (to me this is a conflict of interest because some don't put your interests ahead of their own bonuses).
